01 竞赛背景 Background

融创中国大湾区总部和冰雪文旅综合体位于深圳市宝安区福永西片区。项目将建成集融创中国大湾区总部、冰雪文旅综合体、冰雪主题酒店、冰雪主题室外商街、冰雪主题办公集群等多功能业态综合体，目标打造以“湾区极地、世界冰城”为主题的湾区新客厅、深圳新名片。

SunacChina Greater Bay Area Headquarters & Snow Tourism Complex (Hereinafterreferred to as the project) is located in the west area of Fuyong, BaoanDistrict, Shenzhen. It's to be built into a mixed-use complex that integrates SunacChina Greater Bay Area Headquarters, Snow Tourism Complex, Snow Hotel, Snow OutdoorCommercial Street, Snow office Cluster, etc., and is expected to create a new"urban living room" in the Greater Bay Area and a new landmark inShenzhen with the theme of "Greater Bay Area Polar Region, World Ice City".   

融创中国大湾区总部和冰雪文旅综合体示范区城市客厅（下文称城市客厅），作为融创中国大湾区总部及冰雪文旅综合体首期展示示范区，总室内面积约3000 ㎡。城市展厅将成为项目前期最为重要的展示窗口。

Sunac Chinais calling for excellent interior design schemes for the exhibition hall (anurban living room) of the phase I construction of the project. With a grossfloor areaof 3,000 m², theexhibition hall will become an important window to display the achievementsaccomplished in early-stage construction of the headquarters & tourism complex.

为寻找到最具价值的优秀设计，呈现项目地标型网红示范区形象，特举办此次城市展厅室内设计国际竞赛。

此次竞赛面向全球设计团队开放，期待设计团队充分理解项目的整体定位与特点，注重冰雪文旅主题的打造，勇于创新，塑造集聚人气、展现科技创新的地标型网红示范区形象。

Thecompetition is open to design teams worldwide, looking for creative designschemes that create an instagrammable image for the exhibition hall to attract alarge number of visitors as well as display technological innovation, based on acomprehensive understanding of the project's overall positioning and featuresand a focus on the theme of Snow Tourism.

03项目概况 ProjectOverview

3.1）项目区位 Project Location

项目位于深圳市宝安区福永西片区。国际会展城二期北侧，海上田园以南，沿江高速以东，汇海路以西。用地范围内规划有地铁 12 号线和地铁20 号线站点，地铁18 号线和国铁深茂铁路和深肇客专为远期规划。

The projectis located in the west area of Fuyong, Baoan District, Shenzhen. It's adjacentto International Convention and Exhibition City Phase II and Waterlands Resorton north, south sides, with the Coastal Expressway and Huihai Road on the eastand west sides respectively. Metro Line 12 and Metro Line 20 are planned topass the land area. In addition, Metro Line 18, Shenmao Railway, and Shenzhen-ZhaoqingRailway are planned to pass nearby in the long-term future.

Basedon the "Grand Exhibition and Mass Cultural Tourism" positioning ofShenzhen Aviation City, the project is aimed at establishing industrial chainsof the cultural tourism in the area and promoting joint development with itssurroundings, so as to enhance the integration of industry and city.

3.3）整体规划布局 Master Planning

本项目以冰川主题景观中轴为核心，两侧布局四大核心产品——雪世界、冰雪及影视主题酒店、冰雪总部办公集群、FUNMIX（雪道下方冰雪产品衍生区和城市活力区）。打造雪花中庭、飞雪峡谷、冰川舞台、冰晶广场、海上蓝湖五大冰雪特色场景，形成独特沉浸体验，强化整体冰雪印象。

Theproject takes the central axis of snow landscapes as the core, with four key spacesincluding Snow World, Snow & Cinema Hotel, Snow HQ Office Cluster, FUNMIX (snow-relatedderivative area and urban entertainment area beneath the snow trail) arrangedon the two sides. Five distinctive snow scenes including Snowflake Atrium, SnowfallValley, Glacier Stage, Crystal Plaza and Marine Blue Lagoon are created foroffering unique immersive experiences and stunning snow impressions.

04项目整体定位 Overall Positioning

项目整体目标打造以“湾区极地、世界冰城”为主题的湾区新客厅、深圳新名片。项目总计容面积约 130 万平方米，将建成集融创中国大湾区总部、冰雪文旅综合体、冰雪主题酒店、冰雪主题室外商街、冰雪主题办公集群等多功能业态综合体。

Theoverall goal of Sunac China Greater Bay Area Headquarters & Snow TourismComplex is to create a new "urban living room" in the Greater BayArea and a new landmark for Shenzhen, with the theme of "Bay Area PolarRegion, World Ice City". With a gross floor area of around 1,300, 000 m²,it is to be built into a mixed-use complex that integrates Sunac China GreaterBay Area Headquarters, Snow Tourism Complex, Snow Hotel, Snow OutdoorCommercial Street, Snow office Cluster, etc.

项目定位为年游客量超千万级的湾区新型城市综合体，以打造区域经济发展新引擎、城市消费升级新地标为使命，为深圳乃至大湾区提供更多国际级游乐体验，提升深圳城市品位，促进深圳消费升级。

It ispositioned as a new urban complex in Greater Bay Area that attracts more thantens of thousands of visitors. With the mission of creating a new engine for theregional economic development and a new iconic landmark for urban consumption, it'saimed to provide diversified world-class entertainment experiences for peoplein Shenzhen and the Greater Bay Area, enhance the image and quality of Shenzhenand upgrade Shenzhen's consumptive power.   

05 设计任务与要求 Design Tasks &Requirements

1、总室内面积控制 3000 ㎡左右（面积指标可微调），示范区城市展厅基地位于市政绿地景观中轴线之上，项目主体建筑不可阻挡景观中轴线，亦不可呈现较大凸出的体块。

The gross floor area of the Exhibition Hall is about3000 m² (which can be slightly adjusted). The site of the Exhibition Hall islocated on the central axis of the civic green belt, but the building shall notblock the central landscape axis, nor expose relatively large, protrudingblocks.   

2、展厅总室内面积控制 3000 ㎡左右（面积指标可微调），设计需考虑与场地周边业态的联通，以及项目后期转换为商铺使用的功能需求。

The totalinterior area of the Exhibition Hall shall be around 3000 m² (which can beslightly adjusted). The design scheme shall take account of its connection withthe surrounding commercial activities, and the requirements of converting the ExhibitionHall into stores in the future.

3、空间需考虑与室外公共景观相结合，营造开放包容的项目面貌。

The spaceshall integrate with outdoor public landscape, to create an open and inclusive image.

注重冰雪文旅主题的打造，造型的创新，塑造集聚人气科技创新的地标型网红示范区形象。

The designshall focus on the theme of snow cultural tourism and the creation ofinnovative spatial forms, to create an instagrammable image for the exhibitionhall to attract a huge number of visitors and showcase technologicalinnovation.

06 参赛要求 Eligibility

1、本项目投标申请人须为境内外合法注册的企业法人或机构。

2、本项目不接受个人或个人组合的报名。

1. Theapplicant shall be a registered enterprise or organization around the world;

2. Individuals or teams of individuals are not accepted.

07竞赛规则 Rules

第一阶段：参赛报名及海选

参与设计团队根据竞赛条件中所述的要求，提交以下参赛资料：

1、参赛意向书（相关表格由竞赛组织方提供）。

2、公司介绍及过往案例。

3、项目概念设计方案，方案数量不限、深度不限。

Stage 1: Application & PreliminaryElection

Applicantsshall submit the following documents.

1.Application Form (provided by the organizer);

2.Company profile and previous projects;

3.Conceptual design proposal (No limitation to the number of schemes anddeepening level)

第二阶段：方案设计

1、通过海选阶段产生共5家参赛团队进入本阶段。

2、5家入围参赛团队提交符合方案设计阶段设计任务书要求的参赛文件,每家只允许提交一个方案。

3、竞赛组织方对参赛方案进行评审。评委会采用记名投票法（逐轮淘汰），评选不排序的前三名进入最终评选并提出优化意见，同时确定第四、五名的排名顺序，第四、五名将获得入围奖金5万元。

4、竞赛组织方将视情况要求前三名方案进行优化，并提出优化的意见及建议，优化时间不超过7天，竞赛组织方将以优化后的方案进行最终评选。

5、若本轮出现高票第一名，则不再进行下一轮评比，竞赛冠军将获得本项目设计合同（无落选补偿费), 其他四家入围团队将分别获得入围奖金5万元。

6、入围的前10名设计团队，将全部进入融创华南区区采库。

Stage 2: Schematic Design

1. 5 shortlistedapplicants will to enter this stage after the preliminary election;

2. The 5shortlisted applicants shall submit deliverables as required in the Design Brief.Each applicant can submit only one proposal;

3. The organizer shall review the submitted proposals. Thejury adopts open vote process (elimination round by round) to select threeapplicants without a ranking as the finalists and offer optimization advices. Meanwhile,the jury shall determine applicants that rank the 4th and the 5th, each ofwhich will be awarded 50,000 yuan;

4. If necessary, the organizer will request the 3 finaliststo optimize design proposals and will offer optimization advices whereappropriate. The period for scheme optimization shall be no more than 7 days.The organizer will then conduct final evaluation on the optimized design proposals;

5. If one of the 5 shortlisted gets the majorityvote in this stage, it shall be the winner of the design contract and thenext evaluation stage will be canceled. The other 4 shortlistedteams each will be awarded 50,000 yuan;

6.Applicants that rank top 10 during preliminary election will beincluded in Sunac China (South China Regional Group)'s Design FirmDatabase (Companies listed in the Database willhave a high chance to cooperate with Sunac China on futureprojects.)

第三阶段：决赛阶段（若第二阶段直接选出最佳方案则此轮不进行）

由竞赛评审团，采用直接票决法，根据评委的意见，在前三名参赛者中确定第一、二、三名。竞赛第一名将获得本项目设计合同，第二名、第三名、获得竞赛奖金10万元。

Stage 3: Final Selection

(If thebest proposal is selected at Stage 2, this round shall be cancelled.)

Thejury shall adopt direct voting process to select the winner, the runner-up andthe second runner-up among the 3 finalists based on jurors’ opinions. Thewinner will be awarded the design contract. The runner-up and the secondrunner-up each will be awarded 100,000 yuan.

由竞赛评审团，采用直接票决法，根据评委的意见，在前三名参赛者中确定第一、二、三名。竞赛第一名将获得本项目设计合同，第二名、第三名、获得竞赛奖金10万元。

Stage 3: Final Selection

(If thebest proposal is selected at Stage 2, this round shall be cancelled.)

Thejury shall adopt direct voting process to select the winner, the runner-up andthe second runner-up among the 3 finalists based on jurors’ opinions. Thewinner will be awarded the design contract. The runner-up and the secondrunner-up each will be awarded 100,000 yuan.
